I have an ELK M1 system that i've been running for years. I installed it myself as a replacement for a DSC Power 832 that was here prior.
Today I finally sat down and did a power budget using Elk's spreadsheet and see it recommends a secondary power supply.

I'm using openhab to play with. I'm enjoying it once I got over the initial learning curve. I have it communicating with elve as it doesn't have an elk driver either.
I never replaced the anode in my tank in 8 years. I'm pretty sure when it corroded away my water started smelling better. Probably not the best way to have a long lasting hot water tank.
I'm pretty similar to the scenario you described. I share Internet from my neighbor's house. The two structures are houses around 350 or so feet apart with a tree line in between.

I don't think they have external antenna ability. The other thing I didn't really think through was how I would get the remote access point connected back to wired network at the remote building.
